We understand this will require a preliminary plat and the requirements set forth in the Cabarrus County Zoning ordinance and Cabarrus County Subdivision ordinance for a new subdivision. The following criteria is currently planned for the +/-98 acre site: • Parcel involved in the request include: Tax I.D. # 4694121281 • 45 single family dwelling units • The project will encompass up to three phases of development with minimum of 15 units per phase. Attached is a copy of the initial sketch plan associated with the proposed development. We have contacted Mr. Robert Kluttz with the Cabarrus County Schools in accordance with the planning department recommendation and understand the schools to serve this site include: • Boger Elementary School • Northwest Middle School • Northwest High School. We also understand the report to be prepared by the school system will address current school assignment plan. Please see enclosed preliminary sketch plan associated with the project. The petitioner understands the current design is prelilinary only and is subject to modification as greater detail of site investigation is necessary to determine the final location of roads, access, lot dimensions and configuration.
