MEMORANDUM <br />To: Cabarrus County Board of Commissioners <br />Ftom: Kassie Goodson Watts/Planner <br />Subject: Reservation of Capacity and Capacity Schedule fox Villas at Forest Park <br />Date: 4/14/2008 <br />Douglas Company, LLC., (709 North Main Street, Aynor, SC 29511) is requesting a reservation of <br />capacity fox the Villas at Forest Park apartment project, which consists of 64 multi-family residential <br />units on +/- 10.018 acres located on Little Texas Road in Kannapolis, North Carolina. <br />School Capacity Review <br />The Villas at Forest Park apartment project will produce 18 students. The schools impacted by the <br />project axe Forest Paxk Elementary School, Kannapolis Intermediate School, Kannapolis Middle <br />School and A.L. Brown High School. <br />The county's capital improvements plan (CIP) includes construction of a new wing at A.L. Brown <br />High School that will add 500 seats. Brown Hi h School 119 674 674 <br />This table assumes that no redistricting occurs either before ox afrer the new schools planned or <br />under constmction axe opened. <br />Adequacy Determination <br />As illustrated above, adequate school capacity does not exist currently fox this subdivision, nor does <br />it exist at the two year and five year review levels. (Note that according to Section 15-11, Number 4, <br />of the APFO, "...future available capacity must be "...equal to or greater than the projected <br />enrollment that will be produced by the proposed development fox all school types," not just one or <br />two.) <br />"7 <br />
