MEMORANDUM <br />To: Cabarets County Board of Commissioners <br />From: Kassie Goodson Watts/Planner <br />Subject: Reservation of Capacity and Capacity Schedule fox Coddle Creek Crossing <br />Date: 5/28/2008 <br />Coddle Creek Development Group, LLC., (2404 Concord Highway, Monroe, NC 28110) is <br />requesting a Reservation of Capacity for the Coddle Creek Crossing townhome project, which <br />consists of 153 residential townhome units on +/- 21.43 acres located at the intersection of Pitts <br />School Road and NC Highway 29 North in Concord, North Carolina. <br />School Capacity Review <br />Using the student generation rates established in the Schaalr Voluntary Mitigation Payment Study <br />prepared by TischlerBise, the Coddle Creek Crossing residential townhome project is expected to <br />produce approximately 25 elementary students, 9 middle school students and 13 high schools <br />students for a total of 47 students. The schools impacted by the project aze Pitts School Road <br />Elementary School, J.N. Fries Middle School and Jay M.
