• NC 49 at Cabarrus Arena and Events Center <br />o Neighborhood retail (No single retail tenant of greater than 1D0,000 square <br />Feet) <br />17` i?. i3 <br />^ Parks: Recognizes existing parks serving the area, <br />including some outside of the study area. They <br />are depicted on the map for reference only. They <br />vary in size and range of activities supported. <br />While parks are a type of land. use that can be <br />accommodated in all land use categories, <br />depending on the type of park, there may be a <br />need to locate another park. in the Central Area at <br />some point in dte future to meet established level <br />of service standards. New parks should be <br />considered in any future update to the Cabarrus <br />County Parks and BicyelelPedestrian Master <br />Plan. ' <br />In addition to the land use areas, the map also depicts three types of areas that-suggest an <br />additional set of attributes further defining and distinguishing each from other aeeas in the <br />Central Area. <br />t~ctivity Center <br />Activity centers are central nodes typically located. at intersections of US and state <br />highways where :existing or proposed commercial uses should be concentrated to <br />discourage strip commercial along these same highways. <br />Special Carriclor <br />The segment of the NC 73 corridor that the community has identified as a scenic section <br />of roadway, valued for its: narrow width (two-lane road), winding alignment and views of <br />rural landscape is designated as Special Corridor. Development in the area. and'in the <br />region could increase traffic volumes on this road, and such increases could warrant a <br />road widening to maintain mobility. In the. event of future widening, this road (cross- <br />section) could be designed to maintain the rural, uncongested quality it has today. Ideas <br />for achieving this ere as follows: <br />• Wide setbacks (minimize impacts of architecture on the viewscapes) <br />Right-of--way buffers (preserve trees along roadside). <br />• Access management features (control loeatian and frequency of turning movements <br />with a median and minimum drivewayspacing standards) <br />Special Uss <br />These areas represent places that accommodate relatively unique civic, institutional <br />and/or research activities in the region.
