<br />Beginning at a found #4 Reber, on the Westerly right of way of U.S. Highway 601 Bypass (a variable
<br />width public right of way Deed Book 370 Page 578), and being a common corner with Cabarrus County
<br />Board of Education Tract (Deed Book 814 Page 192) said #4 Reber being S 55-33-51 W. 70.24 feet
<br />(ground distance -combined grid factor 0.999845066) from N.C.G.S. Monument "Gaylan" having North
<br />Carolina grid coordinates N.A:D. '83 of N=601,514.942 feet and E=1,521,636.379 feet; thence departing
<br />said right of way and with the Board of Education line the following two (2) courses: 1) S 51-56-41 W.
<br />passing found #5 Rebars at 164.03 feet and 324.75 feet for a total distance of 468.35 feet to a found nail
<br />in asphalt; 2) S 08-43-35 E, a distance of 323.83 feet to a set #4 Rebar, a common corner with ]PS
<br />Development, LLC (Deed Book 4362, Page 225); thence with 1PS Development, LLC line N 89-52-11
<br />W, a distance of 202.44 feet to a found #4 Reber, on the Easterly right of way of Union Cemetery Road

<br />a found #5 Rebar; 4) along anarc of a circular curve to the left having a radius of 6815.54 feet, passing a
<br />found #4 Rebar at an arc length of 70.83 feet for a total arc length of 259.92 feet and a chord bearing and
<br />distance of N 31-28-14 W, 259.91 feet to a found #5 Rebar; 5) N 31-28-23 W, a distance of 70.04 feet
<br />found #4 Rebar, a common corner with Cabarrus County (Dead Book 3047 Page 211 -Lot 4 of Map
<br />Book 43, Page 33); thence departing right of way and with Cabarrus County line the following six (6)
<br />courses; 1) N 58-33-03 E, a distance of 251.88 feet to a found #5 Rebar; 2) N 55-04-23 E, a distance of

<br />Rebar, on the Westerly right of way of U.S. Highway 601 Bypass; thence with the Westerly right of way
<br />of said highway, along an arc of a circular curve to the lefr, having a radius of 2013.00 feet, passing a
<br />found #5 Rebar at an arc length of 272.33 feet, a found #4 Rebar at 517.34 feet, a found #4 Rebar at
<br />528.44 feet for a total of an arc length of 729.21 feet and a chord bearing and distance of S 25-59-08 E,
<br />725.23 feet to the point of beginning, containing 15.985 acres as shown on survey by ESP Associates, PA
<br />dated February 16, 2007 and .revised June 11, 2007, and being comprised of Lots 5 through 13 of Map
<br />Book 43 Page 33 and all of the property conveyed to the Cabarrus County Board of Education in Deed
<br />Book 206 Page 111 and a portion of the property conveyed to Cabarrus County in Deed 86 Page 288 and
<br />Deed Book 3047 Page 221 and recorded in the Cabarrus County Register of Deeds.
