HEFNER BEGINNING at a found #4 rebar located along the current eastern right ofway margin of Cox Mill Road (a 60 foot wide public right ofway -Deed Book 365 Page 82) said rebar being along a common boundary with Cabanas County Schools (Deed Book 7737 Page 336) and having North Carolina Grid Coordinates (NAD 83) of N: 603,631.003 and E; 1,484,340.683 and being located S 80-46-14 V/, 10,296.59 feet {ground distance - combined grid factor of 0.99987598) from NCGS monument "7JS9" with North Carolina Grid Coordinates N: 605,282.251 and E: 1,494,502.713; thence with the current eastern right of way margin of Cox Mill Road five (S) courses; 1) N 03-32-18 W, 160.06 feet to a found iron; 2) N 03-30-56 ~W, 25.83 feet to a point; 3) N 05-26-42 W, 95.12 feet to a point; 4) N 08-13-51 W, 38.88 feet to a point; 5} N 08-12-50 W, 134.17 feet to a point; thence leaving the current eastern right of way margin of Cox Mill Road the following five (5) new courses: 1) N 80-49-17 E, 15.04 feet to a point; 2) S 09-24-37 E, 11.68 feet to a point; 3) with the arc of a circular curve to the right having a radius of 3245.00 feet, an arc length of 351.84 feet and a chord bearing and distance of S 06-18~ 5 E, 351.67 feet to a point; 4) S 03-1 i-53 E, 93.94 feet to a point on the boundary line of the above referenced Cabarrus County Schools; 5) with the boundary of Cabarrus County Schools N 86-27-39 W, 15.42 feet to THE POINT OF BEGINNING, containing 0.137 acres being a portion of the property conveyed to Daniel B.
