MEMORANDUM To: Cabarrus County Board of Commissioners Ftom: ICassie Goodson Watts/Planner Subject: Consent Agreements and School Capacity Information for Beckenham Subdivision Date: 3/13/2007 The Beckenham subdivision was approved by the Cabarrus County Planning and Zoning Board on February 15°h, 2007. This subdivision is approved for 20 single-family lots on +/-11.84 acres located on Cold Springs Road. The specifics of the agreement are as follows: Developer -McDonald Homes, Inc., 4575 Hwy 49 South, Concord, NC 28025 Payment of $4034 per lot will be due at Final Platting Build out schedule would be no more than 6 lots platted in 2007, no more than 81ots platted in 2008, and no more than 61ots platted in 2009 The APFO worksheet filled out by Mr. Robert Kluttz with Cabaxms County Schools indicates that schools impacted by the Beckenham subdivision are currently functioning at the following capacities: W.M. Irvin Elementary School - 94.25% Mt. Pleasant Middle School - 98.86% Mt. Pleasant High School - 94.48% Including previously approved subdivisions, these schools will be functioning at the following capacity upon completion of the Beckenham subdivision project: W.M. Irvin Elementary School -116.50% Mt. Pleasant Middle School -119.86% Mt. Pleasant High School -109.62% Additional capital funding is needed for renovations at the Mt. Pleasant Middle School. Funding is also needed for an addition to the Mt. Pleasant High School. These projects will be included in the Revised 15 Yeax Facility Plan. At present, funding for these projects has not been identified. Cabarrus County Schools operating at 110% capacity axe considered to be opexadng at the maximum capacity. _ The Subdivision Lot Inventory spreadsheet has been updated through March of 2007. F~a~
