PROPOSED TEXT <br />shall then notify the Planning and Zoning Commission whether it still wishes the <br />site to be reserved. If the Board of Education does not wish for it to be reserved, <br />no reservation will be required. If that board wishes for the site to be reserved the <br />subdivision may not be approved without that reservation. The Board of Education <br />must acquire the site within 18 months of the date of reservation. If the Board of <br />Education has not acquired the site or begun the proceedings to condemn the site <br />within the 18 months, the land is freed of the reservation. <br />Section 17. Adequate Public Facilities Standards <br />To ensure public health, safety and welfare the Planning and Zoning Commission <br />shall review each subdivision, multi-family development, and mobile home ark to <br />determine if public facilities are adequate to serve that development <br />CHAPTER 5 RECREATIONAL AREAS <br />Section i . Parks--Required <br />A. Applicability. The provisions of this section shall apply to any <br />application for approval of a residential subdivision plat. This <br />requirements shall apply to any housing type proposed, including <br />multi-family and condominium development. Residential <br />developments with minimum one acre or larger lots, while <br />encouraged to incorporate recreational areas, are exempt from these <br />requirements. Further, nothing within these regulations should be <br />construed as preventing the establishment of additional recreational <br />amenities in any residential development. <br />B. Location Shown. The location and extent of all parks shall <br />be indicated on all plats subject to this section or an optional fee-in- <br />lieu designated. <br />C. Park Land Quantity. A minimum of one acre of park land <br />shall be dedicated for each 80 residential dwelling units (544.5 <br />square feet per residential dwelling unit). <br />D. Improvements Required. Each type of park (as set out in <br />Section 2 below) requires improvements in addition to land area, as <br />specifically set out below. <br />~'~ <br />
