<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />AN ORDINANCE AMENDING THE CABARRUS COUNTY <br /> <br />ZONING ORDINANCE <br /> <br />BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby amended as follows: <br /> <br />· Chapter 5 Section 5-9 Nonresidential development standards <br />· ADD the following language: <br /> <br />c. Commercial design standards. <br /> <br />The following standards shall apply to new and/or expanding developments in the 0-1, LC, and <br />GC zoning districts. Additionally, in POO developments where no architectural and/or design <br />controls are specifically approved by the Planning and Zoning Board, said Commercial Design <br />Standards shall apply Commercial/office projects in the AO, CR, LDR, HDR and MDR zoning <br />districts shall also be subject to these standards. <br /> <br />APPLICABILITY <br /> <br />The Commercial Design Standards are intended to be used for all commercial <br />developments located within the jurisdiction of Cabarrus County. <br /> <br />PURPOSE <br /> <br />· The purpose of these design standards is to establish a general set of principles <br />and specific recommendations to serve as a guide for new development and/or <br />renovations of commercial properties. <br /> <br />PERMITTED USES <br /> <br />· 11.3.3.1 Permitted uses shall be governed by Chapter 3, Establishment of Zoning <br />Districts. <br /> <br />REVIEW CRITERIA <br /> <br />· The following criteria shall be considered by planning staff in reviewing <br />development proposals: <br /> <br />· lot coverage, defined as the percentage oflot area covered by primary <br />structures; <br />· setback, defined as the distance from the lot lines to the building( s); <br />· building height; <br />· spacing of buildings, defined as the distance between adjacent buildings; <br />· exterior building materials; <br />· proportion, shape, positioning, location, pattern and sizes of any elements <br />of fenestration; <br />· surface textures; <br />· roof shapes, forms and materials; <br />· use oflocal or regional architectural traditions; <br /> <br />Page 1 of9 <br />C2006-02-ZT <br /> <br />G-~ 3 <br />
