November 14,2005

To: Cabarrus County Planning and Zoning Board

I recently sought a building permit for an addition to my home. As part of the addition I
wanted to build an attached garage that would be ten feet from the side property line. I
learned that due to the recent rezoning of the property from MDR to CR the setback had
to be at least twenty feet.

In my subdivision, Cessna Springs, there are several homes that have additions that were
approved under the old zoning that are ten feet or even less from the property line. I feel .
that some flexibility under the new zoning would be appropriate. I would suggest a
change that would allow a setback of 10 feet on one side as long as the total setback of
the two sides is forty feet or more.

I appreciate your consideration in this matter.

Charles C.
