<br />foregoing, Tenant agrees to execute any documents in addition to this lease, which may be <br />required in connection with such subordination. <br />(f) Notices under or in connection with this lease shall be mailed to Tenant at <br />Cabarrus County Government Center, Post Office Box 707, Concord, North Carolina 28025, and <br />to Landlord, at Kannapolis Land, Inc., at P.O. Box 2567, Greenville, South Carolina 29602, until <br />written notice to the contrary. <br />(g) If any rent payable by Tenant shall remain unpaid for more than five (5) days <br />after the same becomes due and payable there will be a 5% late fee assessed. If the Tenant <br />should violate or default in any of the other covenants and agreements herein set out and said <br />default continues for a period of ten (10) days after written notice thereof, Landlord may, at its <br />option, declare the lease terminated and take immediate possession of the premises or it may <br />institute suit to enforce said agreement, or it may exercise these rights cumulatively or separately <br />along with any other rights granted Landlords under North Carolina law, and in any event Tenant <br />shall be liable for all costs incident to such an action, including reasonable attorney's fees. If the <br />lease is terminated as aforesaid, Landlord shall release the property if a new lease is obtainable <br />and Tenant shall continue liable for any such loss as Landlord may sustain during the remaining <br />life of said lease, either by way of loss or rents or expense, including redecorating and <br />commissions incident to any releasing. <br />(h) This lease shall be construed under the laws of the State of North Carolina. <br />(i) That neither Landlord nor Tenant, or any agent representing either, have made <br />any statement, promise or agreement, verbally or otherwise, in addition to or in conflict with the <br />terms of this lease. Any representations made during negotiations and not contained herein shall <br />not be binding upon either of the parties hereto. <br />(j) The remedies set forth herein all instances are not exclusive but cumulative and in <br />addition to all other remedies which may exist under the law. <br />(k) This lease agreement shall be binding upon the parties hereto, their heirs, <br />successors and assigns. <br />10.
