COUNTY NAME Cabarrus-Mecklenburg 6-6-2006 3. THIS LEASE, made and entered into this day by and between Cabarrus County whose address is: P.O. Box 707 Concord, NC 28026-0707 and whose interest in the property hereinafter called the Lessor and the Farm Service Agency hereinafter called FSA. 4. WITNESSETH: The parties hereto for the consideration hereinafter mentioned, covenant and agree as follows: a. The Lessor hereby leases to FSA the following described premises: approximately 2440 sq. ft. of net usable space in the Cooperative Extension Service Center, 715 Cabarrus Ave West, Room 201, Concord. to be used for office space. b. TO HAVE AND TO HOLD the said premises with their appurtenances for the term beginning 7-1-06 through 6-30-11 subject to termination and renewal rights as may be hereinafter set forth. c. The FSA shall pay the Lessor annual rent of$ 29,280.00 at the rate of$ 2440.00 per month ($ 12.00 per square foot) in arrears. Rent for a lesser period shall be prorated. Rent checks shall be made payable to: Cabarrus County d. The FSA may terminate this lease or decrease the amount of space at any time by giving at least 120 days notice in writing to the Lessor and no rent shall accrue after the effective date oftermination. Said notice shall be computed commencing with the day after the date of mailing. e. This lease may be renewed at the option of the FSA for the following terms and at the following rentals: provided notice be given in writing to the Lessor at least 120 days before the end of the original lease term or any renewal terms; all other terms and conditions of this lease shall remain the same during any renewal term.
