MEMORANDUM To: From: Cabarrus County Board of Commissioners Kassie Goodson Watts/Planner Consent Agreements for the Landon T ownhome Subdivision Subject: Date: 06/12/2006 The Landon Townhome Subdivision was granted a one year preliminary plat extension approval by the Harrisburg Planning and Zoning Board on March 20"', 2006. This subdivision was approved for 109 townhome lots on 21.1 + / - acres located on NC Hwy 49. The specifics of the agreement are as follows: . Developer - Primestar Properties, Inc., P.O. Box 3048, 1709 S. Main Street, Kannapolis, NC 28081 . Payment of $1331 per lot will be due at Final Platting . Build out schedule would be 36 lots platted in 2006, 36 lots platted in 2007, and 37 lots platted in 2008 The APFO worksheet filled out by Mr. Robert Kluttz with Cabarrus County Schools indicates that schools affected by the Landon T ownhome Subdivision are currently functioning at the following capacities: Pitts School Road Elementary - 72.92% IN. Fries Middle School- 99.43% Jay M. Robinson High Scbool-l05.55% Including previously approved subdivisions, these schools will be functioning at the following capacity upon completion of the Landon Townbome Subdivision project: Pitts Scbool Road Elementary - 91.40% IN. Fries Middle School- 113.20% Jay M. Robinson High School- 118.45% The Hickory Ridge High School, projected to open in 2007, will provide relief at Jay M. Robinson High School. Funding for this school was approved in the 2004 School Bond. The 15 Year Facility Plan identifies a middle school renovation for IN. Fries Middle School that would increase capacity by 200 students. Funding for this renovation has not been identified. Cabarrus County Schools operating at 110% capacity are considered to be operating at the maximum capacity.
