<br />MEMORANDUM <br /> <br />To: <br /> <br />From: <br /> <br />Cabarrus County Board of Commissioners <br />Kassie Goodson Watts/Planner <br />Consent Agreements for the Landon T ownhome Subdivision <br /> <br />Subject: <br />Date: <br /> <br />06/12/2006 <br /> <br />The Landon Townhome Subdivision was granted a one year preliminary plat extension approval by the <br />Harrisburg Planning and Zoning Board on March 20"', 2006. This subdivision was approved for 109 <br />townhome lots on 21.1 + / - acres located on NC Hwy 49. The specifics of the agreement are as follows: <br />. Developer - Primestar Properties, Inc., P.O. Box 3048, 1709 S. Main Street, Kannapolis, NC <br />28081 <br />. Payment of $1331 per lot will be due at Final Platting <br />. Build out schedule would be 36 lots platted in 2006, 36 lots platted in 2007, and 37 lots platted in <br />2008 <br /> <br />The APFO worksheet filled out by Mr. Robert Kluttz with Cabarrus County Schools indicates that <br />schools affected by the Landon T ownhome Subdivision are currently functioning at the following <br />capacities: <br /> <br />Pitts School Road Elementary - 72.92% <br />IN. Fries Middle School- 99.43% <br />Jay M. Robinson High Scbool-l05.55% <br /> <br />Including previously approved subdivisions, these schools will be functioning at the following capacity <br />upon completion of the Landon Townbome Subdivision project: <br /> <br />Pitts Scbool Road Elementary - 91.40% <br />IN. Fries Middle School- 113.20% <br />Jay M. Robinson High School- 118.45% <br /> <br />The Hickory Ridge High School, projected to open in 2007, will provide relief at Jay M. Robinson High <br />School. Funding for this school was approved in the 2004 School Bond. <br /> <br />The 15 Year Facility Plan identifies a middle school renovation for IN. Fries Middle School that would <br />increase capacity by 200 students. Funding for this renovation has not been identified. <br /> <br />Cabarrus County Schools operating at 110% capacity are considered to be operating at the maximum <br />capacity. <br /> <br />The Subdivision Lot Inventory spreadsheet has been updated through June 2006. <br /> <br />G:-q <br />
