This subdivision is approved for 563 single family lots on 281.5+/- acres located on <br />Odell School Rd. The specifics of the agreement are as follows: <br /> <br />. <br /> <br />Developer - Danny G. Bast, LLC, 715 Orphanage Rd., Kannapolis, NC 28001 <br />Payment of $4034 per lot will be due at Final Platting <br />Build out schedule would be 112 lots in 2007, 112 lots in 2008, 112 lots in 2009, 112 lots in <br />2010, and 115 lots in 2011. <br /> <br />. <br /> <br />. <br /> <br />The APFO worksheet filled out by Mr. Robert Kluttz with Cabarros County Schools indicates that <br />schools affected by the Quail Haven Subdivision are currently functioning at the following capacities: <br /> <br />W.R. Odell Elementary School-128.41% <br />Harris Road Middle School- 88.22% <br />Northwest Cabarros High School-l02.91% <br /> <br />Including previously approved subdivisions, these schools will be functioning at the following <br />capacity upon completion of the Quail Haven Subdivision project: <br /> <br />W.R. Odell Elementary School- 108.67% <br />Harris Road Middle School- 145.04% <br />Northwest Cabarros High School- 149.66% <br /> <br />There will be 310 additional seats available to relieve the W.R. Odell Elementary School with the <br />completion of the W.R. Odell Elementary School replacement in 2007. Approximately 800 seats will <br />be available with the opening of the Charles E. Boger Elementary School in 2007. Depending on the <br />boundary for the Charles E. Boger Elementary School, the 108.67% capacity upon completion of the <br />Quail Haven Subdivision could potentially be higher. The Northwest Cabarros High School gained <br />175 seats in 2006 due to renovations and remodeling. <br /> <br />The 15 Year Facility Plan identifies the need for a new high school (2010), a new middle school <br />(2011), and a new elementary school (2011) in the northwest area. Funding has not been identified. <br /> <br />Cabarrus County Schools operating at 110% capacity are considered to be operating at the maximum <br />capacity. <br /> <br />The Subdivision Lot Inventory spreadsheet has been updated through June 2006. <br /> <br />G-~ j <br />
