This subdivi,ion is approved for 551 single family lots on 275.6 +/- acres located on Odell School Rd. The specifics of the agreement are as follows: . Developer - Danny G. Bast, LLC, 715 Orphanage Rd., Kannapolis, NC 28001 Payment of $4034 per lot will be due at Final Platting Build out schedule would be 51 lots in 2007, 100 lots in 2008, 100 lots in 2009, 100 lots in 2010,100 lots in 2011, and 100 lots in 2012. . . As a result of the tabling of this consent agreement at the July 10th Board of Commissioners meeting, the developer has reduce<;l the number of lots proposed in 2007 from 112 to' 51 and redistributed the remaining lots over the years 2008 to 2012, making the fInal build out of this project 6 years instead of the previously proposed 5 years. The APFO worksheet ftiled out by MI. Robert Kluttz with Cabarrus County Schools indicates that schools affected by the Quail Haven Subdivision are currently functioning at the following capacities: , W.R. Odell Elementary S~hool- 128.41 % Harris Road Middle School- 88.22% Northwest Cabarrus Hig~ School- 102.91 % Including previously approved subdivisions, these schools will be functioning at the following capacity upon completion of the Quail Haven Subdivision project: W.R. Odell Elementary S~hool- 108.67% Harris Road Middle Schqol- 145.04% Northwest Cabarrus Hig~ School- 149.66% There will be 310 additi<l>nal seats available to relieve the W.R. Odell Elementary School with the completion of the W.R. Odell Elementary School replacement in 2007. Approximately 800 seats will be available with the opening of the Charles E. Boger Elementary School in 2007. Depending on the boundary for the CharlesE. Boger Elementary School, the 108.67% capacity upon completion of the Quail Haven Subdivision could potentially be higher: The Northwest Cabarrus High School gained 175 seats in 2006 due to renovations and remodeling. The 15 Year Facility Pla~ identifIes the need for a new high school (2010), a new middle school (2011), and a new elementary school (2011) in the northwest area. Funding has not been identified. f-S
