<br />MEMORANDUM <br /> <br />To: <br />From: <br />Subject: <br />Date: <br /> <br />Cabarrus County Board of Commissioners <br />Jana M Finn/Senior Planner <br />Consent Agreement and School Capacity Figures for the Bedford Fanns Subdivision <br />10/18/2006 <br /> <br />The Bedford Fanns subdivision was approved by the Concord Planning and Zoning Board on July <br />18, 2006. The subdivision is approved for 166 single family homes on +/ - 116.891 acres located on <br />Heglar Road. The specifics of the agreement are as follows: <br /> <br />. Developer - Niblock Development Corp., 300 McGill Ave. NW, Concord, NC28027. <br />. Payment of $4,034 per lot due at Final Platting. <br />. Build out schedule would be no more than 38 lots platted in 2007, no more than 38 lots <br />platted in 2008, no more than 38 lots platted in 2009, no more than 38 platted in 2010, and <br />no more than 14 lots platted in 2011. <br /> <br />The APFO worksheet filled out by Mr. Robett Kluttz with Cabarrus County Schools indicates that <br />schools affected by the Bedford Fanns subdivision are currendyfunctioning at the following <br />capacities: <br /> <br />W.M Irvin Elementary School- 94.25% <br />Mt. Pleasant Middle School- 99.29% <br />Mt. Pleasant High School- 88.29% <br /> <br />Including previously approved subdivisions, these schools will be functioning at the following <br />capacity upon completion of the Bedford Fanns subdivision project: <br /> <br />W.M Irvin Elementary School- 116% <br />Mt. Pleasant Middle School- 132.58% <br />Mt. Pleasant High School- 119.62% <br /> <br />The 15 Year Facility Plan includes a new middle school in 2009 south of NC Hwy 49 near US Hwy <br />601 that would relieve Mt. Pleasant Middle School and GG Griffin Middle School. Funding for this <br />middle school has not been identified. A new elementary school is proposed for 2010 that would <br />relieve W.M Irvin, Mt. Pleasant and AT. Allen Elementary Schools. Funding for this elementary <br />school has not been identified. An addition to the Mt. Pleasant High School is proposed for 2011. <br />Funding for this addition has not been identified. <br /> <br />Cabarrus County Schools operating at 110% capacity are considered to be operating at the maximum <br />capacity. <br /> <br />The Subdivision Lot Inventory spreadsheet has been updated through September 2006. <br /> <br />G-,,) <br />
