It is the intention of the pames that the quality of the <br />Property amenities and its development shall contlnue as an ongoing County improvement <br />project throughout the term of the Lease and any extensions thereof, provided the County <br />budget permits such improvements. <br /> <br />2.4 Reversion of Property. If the Property shal1 cease to be used by the County as <br />a recreational facilIty for the benefit of its CItizens, the Property shall, upon the elapse of <br />twelve months from date the Property shall cease to be so used, automatically revert to the <br />possesslOn of the Club or its designated successor or assign. However, any non-use of the <br />Property related to tbe out-of-season months of the year or due to construction shall not be <br />deemed abandonmem of the Property by the Coumy. <br /> <br />Article III. Property Operations <br /> <br />3.0 Property Management. The County shall manage, operate and supervise use of <br />the Property and facilities contained therein for the benefit of the public subject to such joint <br />use agreement as may be executed between the parties or third parties. <br /> <br />3.1 Property Operations. The County shall provide, promote, adml11ister and <br />operate recreational facilJties, camp and other programs and services on the Property <br />consistent with operational months and hours. The Club shall have the continul11g and <br />uninterrupted right to conduct summer day camps on the Property for the entire term of this <br />Agreement. The County shall not schedule any events or construction that would <br />unreasonably interfere with such day camp programs. The County will not operate a summer <br />day camp on the Property unless the Club ceases to operate its summer day camp there. Until <br />the eXIsting buildings on the site are replaced or improved, they may be used by the Club free <br />of charge, subject to availability. For the seven week period of the Club I s summer day camp, <br />it is entitled to exclusive use of the pool from 8:00 AM to 3:30 PM, Monday through Friday <br />and of the existing buildings from 7:30 AM to 4:00 PM, Monday through Friday. The Club <br />shall be soley responsponsible for the supervision of those facilities and actIVIties t11erein <br />during its summer day camp. The Club shall be responsible for cleaning the bull dings after <br />use. In addition to use of the facllities for summer day camps, after the existing buildmgs are <br />replaced or improved, the Dining HaJj, Covered ActIvities Building, pool and picillc shelters <br />north of the entrance road will be avaIlable to the Club three times per year free of charge, <br />subject to availability. Other facilities on the Property will be available to the Club on the <br />same basis as to the general public. <br /> <br />3.2 Third Party Agreements. 111e County may execute such agreements It deems <br />necessary or advisable for the provision of approved programs and sefVJces on the Property <br />and its facil1ties. <br /> <br />3.3 Fees and Charges. The County sha]] adopt a uniform schedule of fees and <br />charges for use of Property facilities or partIcipatlOn in Property programs and services.
