<br />2 <br /> <br />recommends that the Wellington Chase subdivision be approved with the <br />following conditions: 1) Developer complies with negotiated road improvements <br />and provides a Performance and Indemnity Bond to ensure these improvements <br />are completed. 2) PEjPLS Certification must be completed to verify that there is <br />sufficient right of way to contain the proposed roadway improvements. 3) <br />Developer agrees to complete a consent agreement with the Cabarrus County <br />Board of Commissioners to provide $4,034jlot to advance school adequacy. 4) <br />All necessary permits must be obtained in regard to water quality, wetland <br />mitigation and well abandonment be obtained. <br /> <br />Mr. Lancaster asked Ms. Storey if she has had any calls on the petition either <br />negative or positive. <br /> <br />Ms. Storey said she has not had any calls on this development. <br /> <br />Ms. Burns said she has had many calls that are,:"l1egative in her area about this <br />development. He said before he introduces <br />the traffic consultant he would also like to introduce Bill Higgins their acquisition <br />person. He also introduced Joe Harris of RJH Associates. He is their civil <br />engineer. He introduced Amy Massey from Kimberly-Horn who is their traffic <br />consultant. Mr. Killian said he just want to briefly state a little bit about their <br />company. He said they are a publicly traded homebuilder third generation out of <br />Philadelphia. They operate from Philadelphia down through Florida markets. Mr. <br />Killian said there is an article in the packets that talks about their company that <br />was recently published in Builders Magazine. He said as it pertains to Charlotte, <br />they have just finished the acquisition of Peachtree, which now brings them up <br />to about 20 different communities in the Charlotte market. He said one of those <br />communities are right here in Cabarrus County called Heather Stone. Mr. Killian <br />said they have had great success outthere. <br /> <br />Mr. Killian said the proposed subdivision that Nicole has spoken to is Wellington <br />Chase.
