SlalTLsl: Only.:
Approved:
Denied:
Tabled:
should not make this development a nuisance to the
surrounding property owners.

Conclusion:

The petitioner has requested a special use/conditional use
rezoning to change the existing zoning from LI-SU
(Limited Industrial-Special Use) to GI-SU (General
Industrial-Special Use). If granted, this application would
limit the uses on the property to those enumerated in this
application. The developer would also be held to the
submitted site plan, which would go through further, more
intense review once the application is approved. The
zoning enforcement officer who will be checking for
compliance on the site will work with the developer to
make sure the site plan submitted with this application is
developed accordingly.

Recommendation:

Staff recommended that Petition C2005-02 (R-CU) be
approved with the following conditions:

1. Must comply with submitted site plan.
2. Must comply with list of approved uses.

On April 21st, 2005 the Cabarrus County Planning and Zoning Board voted 5 to 4
in favor of approving Petition C2005-02(R-CU) with the conditions recommended by
the Planning Staff. The vote did not constitute a super majority, therefore the petition
is automatically forwarded on to the Cabarrus County Board of Commissioners for a
final decision.

G~s
