Ordinance No. 2005-_ AN ORDINANCE AMENDING THE CABARRUS COUNTY ZONING ORDINANCE BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby amended as follows: Change Chapter 7, Performance Based Standards, Section 7-4 - Uses Permitted Based on Standards (PBS), Item Number 45 as follows (bold print indicates changes/additions): 45. Contractor and Trade Shops Zones permitted based on standards: Office/Limited Commercial, Agricultural/open Standards: A) Site Plan. An approved site plan as described in Part I, Chapter 12, if required B) Maximum square footage. Shall not exceed 10,000 square feet for all enclosed structures. C) Outside storage. All outside storage areas including dumpsters must be: - sited behind the rear wall of the building; _ within the required setbacks of the zoning district that the use is located in, and outside any required buffer yard; _ enclosed with a fence that is at least 6 feet high; _ screened from adjacent properties, and from public and private rights- of-way with a level 2 buffer yard; _ the outdoor storage area may not exceed 10,000 square feet; _ only temporary storage of large construction vehicles is permitted (large construction vehicles means any vehicle with a gross weight in excess oflO,OOO lbs.) _ Outside storage areas shall be located at least 50 feet from adjacent property lines. D) Location. In the Agricultural/Open district only, uses shall only be permitted on major thoroughfares. In addition, such use may not be located in any watershed protection area. E) Landscaping. Uses shall meet all applicable landscaping standards in Chapter 9 of the Zoning Ordinance. When occupying an existing structure landscaping shall be upgraded to meet these requirements. G-~
