<br />Section 5-7. Amenity subdivision standards. <br /> <br />A. Intent. <br /> <br />The intent of an amenity subdivision is very similar to that of an open space subdivision; <br />however, an amenity subdivision creates even more open space through more intense <br />clustering of housing units on smaller lots. To diminish the visual effect of housing units <br />on smaller lots, applicants choosing this option are required to incorporate enhanced <br />standards into the design of the subdivision. Other purposes of an amenity subdivision <br />include the following: <br /> <br />1. To preserve in perpetuity unique or sensitive natural resources such as <br />groundwater, floodplains, wetlands, streams, steep slopes, woodlands and wildlife <br />habitat. <br /> <br />2. To preserve important historic and archaeological sites. <br /> <br />3. To permit clustering of houses and structures in a manner that will reduce the <br />amount of infrastructure, including paved surfaces and utility easements, <br />necessary for residential development. <br /> <br />4. To reduce erosion and sedimentation by minimizing land disturbance and removal <br />of vegetation in residential development. <br /> <br />5. To promote interconnected greenways and corridors throughout the community. <br /> <br />6. To create opportunities for promote contiguous greenspace within and adjacent to <br />the development site. <br /> <br />7. To protect scenic views. <br /> <br />8. To protect prime agricultural land and retain farming as an economic activity. <br /> <br />Applicability. <br /> <br />An amenity subdivision is permitted in the LDR, MDR and HDR districts. Applicants <br />shall comply with all other provisions of this ordinance and all other applicable laws, <br />except those that are incompatible with the provisions contained herein. <br /> <br />Ownership of development site. <br /> <br />The development site to be subdivided may be held in single and separate ownership or <br />in multiple ownership. If held in multiple ownership, however, the site shall be <br />developed according to a single plan with common authority and common <br />responsibility. <br /> <br />Dimensional standards. <br /> <br />Applicants utilizing the open space subdivision option shall meet the following <br />standards. <br /> <br />B. <br /> <br />c. <br /> <br />, <br /> <br />D. <br /> <br />-5-11- <br />1:-1 (4..-) <br />
