Credit for Existing Vegetation <br /> <br />Credit shall be given for existing vegetation within the required buffer area <br />that meets the planting requirements above. <br /> <br />f. Trails within Required Buffers <br /> <br />Trails may be incorporated into required buffer areas provided adequate <br />width (minimum 15 feet) is added to the required buffer width to <br />accommodate both the trail and the required buffer plantings. Buffers with <br />trails may also count toward the provision of open space for the development. <br /> <br />E. Anti-Monotony. <br /> <br />1. Applicability. <br /> <br />a. No building permit shall be issued for any new home that has been <br />determined to be similar in appearance to any home near the proposed home <br />in accordance with the review criteria below. <br /> <br />b. The following homes or projects shall be exempt from the provisions of this <br />section. <br /> <br />i. Any subdivision with lots of one acre or more; <br /> <br />ii. Any home for which a building permit was approved before [insert <br />adoption date], including a home being remodeled, reconstructed or <br />replaced after damage by fire, windstorm or other casualty; and <br /> <br />iii. Any multifamily units, including apartments. <br /> <br />2. Lots to be reviewed. <br /> <br />a. Differences shall be reviewed for two lots on either side of the proposed home <br />on the same side of the street. <br /> <br />b.
