Planning and Zoning Commission Minutes <br />November 20, 2003 <br /> <br />Page 6 <br /> <br />~ 3 <br /> <br />Amend impervious coverage limits for customized developments <br />(Part TTT - Table One: Development Standards by Zoning <br />District). <br />For the MDR district there is no increase in impervious and <br />building coverage standards between a traditional subdivision <br />and customized subdivision. , Planning staff suggests that the <br />limits be increased for customized developments from <br />40%/30% to 50%/40%. <br /> <br />Mr. Lentz said what happens in many of the zoning districts if you <br />do a customized or cluster development you actually get an <br />increase in what you can do in your impervious courage. Tn MDR <br />there is no such increase. We have been having a problem with <br />this in the Highland Creek Subdivision. He said staff <br />recommendation is to increase that limit so that it will be equitable <br />just like it is in some of the other zoning districts. <br /> <br />Mr. Hill asked Mr. Lentz what is his suggestion. <br /> <br />Mr. Lentz said as he put in the memo, it is currently at 40% <br />impermeable, 30% structural and staff is suggesting that we go to <br />50% impermeable 40% structural. He said if you are looking for <br />what the standard would be in the high density residential, which is <br />the most dense district that we have, it is 60% impermeable and <br />40% structural. <br /> <br />Mr. Hill said he could probably go along with that. <br /> <br />Mr. Lentz said they are still going to have to meet the setback <br />standards and all that. <br /> <br />The Chair said she would Motion to recommend to amend the limits <br />to be increased for the customized developments from 40%/30% <br />to 50%/40% impermeable structural, seconded by Mr. Hill. The <br />vote was unanimous. <br /> <br /> <br />
