Memo

To:

From:

CC:

Date:

Re:

Board of County Commissioners

Rodger Lent,z, Planning and Zoning Manager

Jonathan Marshall, Commerce Director and John Day, County Manager

02/02/04

Report on Uses in the Agricultural and Open Space Distnct

At the January meeting board members requested that planning staff provide a report on the various
uses permitted in the Agricultural and Open Space (AO) zoning district. Attached is the definition of the
various use classes (i.e. conditional, permitted by standards, permitted by right), the zoning definition of
the County's Agricultural District, and the list of uses for the district.

Per section 3-4 of the County's zoning ordinance, the AO district is not considered a residential area.
Rather, the ordinance considers the district an agrarian area and the establishment of uses supporting
agriculture is encouraged.

Based on uses currently listed as Permitted Based on Standards, staff feels that it is appropriate to
allow retail sales as a Permitted Based on Standards use.

® Page 1
