Kassie Goodson <br /> <br />From: <br />Sent: <br />To: <br />Subject: <br /> <br />Van Rowell [vrowell@wsacc.org] <br />Friday, August 08, 2003 12:38 PM <br />Kassie Goodson (E-mail) <br />Preliminary Subdivision Plats - Danielle Downs - Mount Pleasant <br /> <br />Kassie, this is response to your request for comments on the proposed <br />subdivision, which will have the preliminary plat presented at the upcoming <br />Mount Pleasant Planning and Zoning Board meeting. <br /> <br />In general adequate wastewater transportation and treatment facilities are <br />currently available to serve this proposed subdivision. The followings <br />comments are provided for your information: <br /> <br />* Retail sewer service for this proposed subdivision will be provided by the <br />Town of Mount Pleasant. The wastewater generated from this proposed project <br />will discharge to the WSACC transmission system serving Mount Pleasant. The <br />Water and Sewer Authority of Cabarrus County (WSACC) has reviewed the <br />subject project for Adequate Public Facilities. At this time both <br />treatment and transportabon capacities are available for the proposed <br />subdivision. <br />* At this bme flow acceptance is granted in the order received assuming <br />sufficient wastewater treatment and transportation capacity is available or <br />is reasonably expected to be made available. Currently, WSACC ~s granting <br />flow acceptance to projects that discharge wastewater to the transmission <br />system serving Mount Pleasant.. However, this memo does not guarantee <br />wastewater flow acceptance for the proposed project. Following approval of <br />final site/civil construction plans, flow acceptance must be requested by <br />the Jurisdiction providing the retail sewer service. Flow acceptance is <br />granted in the order that they are received if sufficient wastewater <br />treatment and transportation capacity is available or is reasonably expected <br />to be available. <br />* Please note that the WSACC Capital Recovery fee (CRF) is required for each <br />residential dwelling. The fee is collected at the brae the building permit <br />iS-i'§sued-ahd i§ '~8~arate ahd not a part of any connectioh-or~tap fees <br />required by the Jurisdictional retail sewer prowder. <br />* Please note that any rezonings that increase allowable density were not <br />accounted for during design of the exisinting wastewater treatment and <br />transportabon facilities. Design was based on exisbng zoning at the time <br />that design was performed.
