Ff <br /> <br />Building Setback Line/Front - a line establishing minimum allowable distance <br />between the wall of the building and the street or highway right-of-way line when <br />measured perpendicularly from the right-of-way. <br /> <br />Side or Rear - a line-establishing minimum allowable distance between the wall of <br />the building and the side and rear property lines. Covered porches, etc. whether <br />enclosed or not shall be considered as part of the main building and shall not <br />project into the required yard. <br /> <br />Cluster Development - a modern day planning concept that both uses land <br />economically and aesthetically by generally: <br /> <br />1. physically grouping land uses together, and <br /> <br />2. leaving natural areas on site for both active and passive <br />recreation, retention of scenic vistas, and for the avoidance of <br />unbuildable areas due to floodplain, steepness of slope, or <br />environmental reasons. <br /> <br />Specific techniques of clustering may include shared driveways, shared common <br />areas (for example, play areas), longer than average setbacks with road frontage <br />retaining an undeveloped, natural "feel", screening with trees, shrubs and other <br />physical layout strategies that maximize the area's potential for development while <br />retaining its unique topographic characteristics. <br /> <br />Control Corner - one or more corners in a development which serve as points of <br />reference for the lots in that development, but more precisely defined in Article 5A <br />Chapter 39-32 (Conveyance) of the North Carolina General Statutes. <br /> <br />Corner Lot - a lot which abuts the rights-of-way of two (2) streets at their <br />intersection. <br /> <br />Conveyance Plat - a plat that may be used for the transfer of land qualifying as a <br />minor subdivision (see Sc~ion 66 38Chapter 3, Section 3). <br /> I <br /> <br />County Commission - the Board of Commissioners of Cabarrus County, North <br />Carolina. <br /> <br /> <br />
