Section 1666-80. Reservation of School Sites <br /> <br />Schools sites must be reserved within the agreement of the Board of Education, in <br />accordance with adopted plans of the Planning and Zoning Commission and/or Cabarrus <br />County Board of Commissioners. Whenever a subdivision includes all or part of a site <br />identified for new school construction, the Board of Education will be notified. That Board <br />shall then notify the Planning and Zoning Commission whether it still wishes the site to be <br />reserved. Tf the Board of Education does not wish for it to be reserved, no reservation <br />will be required. If that board wishes for the site to be reserved the subdivision may not <br />be approved without that reservation. The Board of Education must acquire the site <br />within 18 months of the date of reservation. If the Board of Education has not acquired <br />the site or begun the proceedings to condemn the site within the 18 months, the land is <br />freed of the reservation. <br /> <br />Section 5~ ~°~- 17. Adequate Public Facilities Standards <br /> <br />To ensure public health, safety and welfare the Planning and Zoning Commission shall <br />review each subdivision, multi-family development, and mobile home park to determine if <br />public facilities are adequate to serve that development. <br /> <br />The public facilities to be considered include, but are not limited to schools, fire and <br />rescue, law enforcement and other county facilities. Applicable state standards and <br />guidelines shall be followed for determining whether facilities are adequate. Facilities <br />must be in place or programmed to be in place within two years of the preliminary <br />approval to be considered adequate. The Planning and Zoning Commission may grant <br />partial approval of developments based on limited adequacy. <br /> <br />~CHAPTER 5. RECREATIONAL AREAS <br /> <br />Section 55-~-OO:L. IVliniparks--Required <br /> <br />All residential development consisting of 30 or more lots or units, whichever is greater, <br />shall provide active recreational areas in the form of miniparks in an amount equal to at <br />least .0050 acres (218 square feet) per person per unit. "Per person per unit" will be <br />computed using 1990 Census data for the census tract within which a development is <br />located. To illustrate, if a subdivision were developed with 100 units and census tract <br />information indicated an average of 2.5 persons per household, 2.5 persons would be <br /> <br />37~ <br /> <br /> <br />
