Kassie Goodson

From:
Sent:
To:
Cc:
Subject:

Van Rowell'[vrowell@wsacc.org]
Fnday, May 07, 2004 4:35 PM
Kassie Goodson
'Jeff Davis'; 'Jan Sellers'
Preliminary Subdivision Plat - Landon Subd~wsion

Kassie, this is response to your request for comments on the proposed Landon subdivision
preliminary plat. It is our understanding that the preliminary plat will be presented at
an upcoming Harrisburg Planning and Zoning Board meeting.

In general adequate wastewater transportation and treatment facilities are currently
available to serve this proposed subdivision. The followings comments are provided for
your information:

* Retail sewer service for this proposed subdivision will be provided by the Town of
Harrisburg. The wastewater generated from this proposed project will discharge to the
WSACC Rocky River Interceptor through the Town's collection system. The Water and Sewer
Authority of Cab~rrus County (WSACC)
has reviewed the subject project for Adequate Public Facilities. At this
time both treatment and transportation capacities are available for the proposed
subdivision.
* At this time flow acceptance is granted in the order received assuming sufficient
wastewater treatment and transportation capacity is available or is reasonably expected to
be made available. Currently, WSACC is granting flow acceptance to projects that
discharge wastewater to the transmission system serving this area. However, this memo
does not guarantee wastewater flow acceptance for the proposed project. Following
approval of final site/civil construction plans, flow acceptance must be requested by the
Jurisdiction providing the retail sewer service. Flow acceptance is granted in the order
that they are received if sufficient wastewater treatment and transportation capacity is
available or is reasonably expected to be available.
* Please note that the WSACC Capital Recovery fee (CRF) is required for each residential
dwelling. The fee is collected at the time the building permit is issued and is separate
and not a part of any connection or tap fees required by the Jurisdictional retail sewer
provider.
* Please note that any rezonings that increase allowable density were not accounted for
during design of the exisinting wastewater treatment and transportation facilities.
Design was based on existing zoning at the time that design was performed. Therefore,
density increases and the resulting increased wastewater flow rates may present capacity
problems in the future for wastewater treatment and transportation facilities. Please let
me know if you have any questions.

Van Rowell
vrowell®wsacc.org
WSACC
704/786-1783 (ext 19)
