Also, since this request is going <br />before the Harrisburg Planning and Zoning Board, I'm <br />assuming that the streets will be maintained by Harrisburg. <br /> <br />Erosion Control-Thomas Smith: Neither the owner nor <br />the developer has contacted this office in reference to the <br />project noted above. The size of the project is greater than <br />one acre. An erosion and sedimentation control plan must <br />be submitted to this office for review and approval prior to <br />the commencement of any land disturbing activities. <br /> <br />Fire Marshall-Ronald Hudson: If any road is going to <br />dead end over 150 feet it will have to have a cul-de-sac <br />with the right turning radius. Need to make sure they <br />maintain the 20' wide access roads. <br /> <br />Staff finds that the proposed subdivision meets all the <br />development standards of the Harrisburg Unified <br />Development Ordinance. However, the subdivision does <br />not meet the APFO requirements for school facilities. <br /> <br />Staff recommends approval of the Stallings Farm Phase V <br />Subdivision. It is recommended that the Planning and <br />Zoning Board grant approval of the subdivision with the <br />following conditions: <br /> <br />1. That the developer enters into a consent agreement with <br /> the County to meet the Adequate Public Facilities <br /> Ordinance requirements for school facilities. <br />2. Final driveway permit be obtained from NCDOT. <br />3. Street names must be approved by the Cabarms County <br /> Commerce Department for E-911 purposes. <br />4. The Stallings Farm Phase V Subdivision approval is <br /> contingent upon: <br /> · The developer must address and comply with all the <br /> comments from Bill Cochran in the attached memo. <br /> · The developer will not be allowed to Final Plat <br /> Stallings Farm Phase V until a Flow acceptance <br /> letter has been received. <br /> <br /> <br />
