Overall density will be defined on the initial preliminary site plan in accordance with <br />the reqWred land use composition calculation. <br />c) Preservation of Natural Features. Critical areas and other significant and desirable natural <br />features such as steep slopes, drainage courses, unique stands of vegetation, riparian areas and <br />water bodies are to be retained and integrated into the site design. <br />d) Conunon Architectural Theme. All buildings and structures in the project site area are to share <br />a conunon architectural theme that ensures compatibility among interior land uses. This theme <br />shall also be compatible or complementary with adjacent development, or shall be adequately <br />screened or buffered from such adjacent development. <br />e) Adjoining Land Use Compatibility. The project site design shall be laid out in a manner that <br />ensures compatibility and hannony with adjoining land uses exterior to the subject project. <br />t) Streets. All public and private streets within the project site area shall comply with NCDOT <br />minimum design guidelines. <br />g) Naming Convention. Upon approval, the zoning district will be known by the name Planned <br />Unit Development and will be designated as PUD. <br /> <br />2. The Cabarros County Planning and Zoning Board hear the "PUD" request and the preliminary site <br />plan approval request concUITe11tly, except that the final decision to approve or deny each request shall be by <br />a separate vote. The Cabarros County Planning and Zoning Board shall first make a decision whether to <br />grant approval for the requested "PUD" district. If the "PUD" request is denied, the Cabarros County <br />Planning and Zoning board will no longer consider the request for approval of the preliminary site plan. If <br />the "PUD" district is approved, the Cabarros County Planning and Zoning Board shall then make a decision <br />whether to approve the preliminary site plan. <br /> <br />Applications for PUD are also eligible for the expedited rezoning process as prescribed in Section <br />13-12, step 4. <br /> <br />Permitted Uses. <br /> <br />The uses pennitted in a PUD district shall be the pennitted uses as set forth in the approved site plan. <br />Because the PUD is a floating district, these uses will be selected from those uses pennitted in Chapter 3, <br />Section 3-8 Table of Pennitted Uses. Approval of the proposed uses is at the sole discretion of the <br />appropriate decision making agency. No additional conditional use pennit shall be required for any <br />conditional use listed once preliminary site plan approval is granted. <br /> <br />Land Use Composition. <br /> <br />The preliminary site plan for a PUD district shall not be approved unless the following minimum <br />percentages of land uses are provided for within the boundaries of the district. The percentage values are <br />based on dwelling units for residential land use and square footage for non-residential land use. <br /> <br />Moderate density residential (max. 4 units per acre) = 20% <br />High density residential (max. 18 units per acre) = 10% <br />Non residential = 8% <br /> <br />Open Space. <br /> <br />All Planned Unit Developments consisting of 30 or more residential units shall provide open space <br />in an amount equal to 10% of the residential area of the PUD or 7% of the total PUD area, whichever is <br />greater. Active recreational areas will be required to be provided on at least 1/3 of the total required open <br />space acreage in residential areas and 1/5 of the total required open space acreage in non-residential areas. <br />Required open space for PUDs developed utilizing the cluster development should be calculated as <br />indicated in Section 5-8. <br /> <br />Page 2 of 5 <br />Petition CO4-06 (ZT) <br /> <br />&-~ <br />
