<br />I:J The Limited Commercial district is reflective of the existing commercial uses in Midland. <br />These areas shall be of a variety of commercial uses ranging in intensity and will not <br />incorporate residential areas. Large-scale commercial development in these areas <br />should be considered carefully on a case by case basis. <br /> <br />I:J The General Industrial district is reflective of existing industrial areas. These areas <br />provide adequate access to transportation and services complementary to industrial use. <br /> <br />TRANSPORTATION <br /> <br />The Midland Plan Area recognizes that there is a direct relationship between land use <br />and transportation in planning for the Town's future development needs. It is necessary to <br />encourage a future land use pattern that efficiently utilizes the capacity of the existing <br />transportation system while planning for future traffic increases. <br />The Metropolitan Planning Organization (MPO) is established by the federal Inter-modal <br />and Transportation Efficiency Act. The MPO is an organization that makes it possible to advance <br />transportation planning in the area. The Town of <br />Midland is not currently a member of the MPO, <br />therefore potential transportation projects will not <br />receive priority for federal funding. Despite a <br />lack of funding, plan area residents have <br />- HU- <br /> <br />identified several areas where improvements are <br />necessary should funding become available (see <br />Table 5, Citizen Recommended Transportation Improvement Projects). Because the Cabarrus <br />Rowan MPO is an established transportation planning body located adjacent to the planning <br />area, it is recommended that Midland officials pursue membership in the Cabarrus Rowan MPO. <br />There is currently one (1) transportation improvement planned and funded by NCDOT for <br />the Town of Midland (see Map 10, Midland Area Plan Transportation Improvements).
