Property is located in the 5700 block of Roberta Road, with <br />the south portion of the property being contiguous to Rocky River. The property is identified as (pIN Number. <br />5508-91-3300). The applicant is requesting to subdivide an 8.90 acre-tract intò sixteen (16) lots. Here the proposed <br />density of 1.8 units to the acre is less than the maximum of 4 units per acre. Subject property is located:in the City <br />of Concord and is zoned RM-2, Residential Medium Density District. The subdivision will be designed as a <br />duster subdivision. On site, 47.5%, or 4.23 acres of the development has been designated for open space :in turn <br />exceeding the standard 30% standard requirement for cluster developments. The open space to the left oflots 1-6, <br />labeled, common open space, (CO.S) could become a greenway easement per the livable community blueprint <br />The administrator may requjre connection to a community open space network and lor trails system if the <br />proposed development is adjacent to the boundary of an established community public open space as :included :in <br />the Livable Communities Blueprint for Cabarrus County, which is hereby :incoIporated by this reference as if set <br />. . forth:in its entirety herein.
