<br /> <br />Ordinance No. 2004- <br /> <br />Petition C2004-08 (ZT) <br /> <br />AN ORDINANCE AMENDING THE CABARRUS COUNTY <br />ZONING ORDINANCE <br /> <br />BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby amended as follows: <br /> <br />1, Amend the Cabarrus County Zoning Ordinance "Chapter 5 Dimensional Requirements-PART <br />III, TABLE ONE: DEVELOPMENT STANDARDS BY ZONING DISTRICT" number 6 to add <br />the following note: <br /> <br />Note 3) The setbacks for Townhouse development in the OILe zoning district are as <br />listed above with the following exceptions. <br />Setbacks: <br /> <br />PRINCIPAL: <br />--Side ... Flexible <br />-Rear ... 30' <br /> <br />Minimum average lot width (townhome development):flexible <br />Minimum average lot width (all other uses): 50' <br /> <br />2. Amend the Cabarrus County Zoning Ordinance "Chapter 7 Performance Based <br />Standards", #43 Part a) Development Standards to read the following: <br /> <br />43. Townhouses <br /> <br />Zones permitting based on standards: <br />Agricultural/ open, countryside residential, low density residential, medium density <br />residential, high density residential/mixed use, office/limited commercial. <br /> <br />Standards: <br /> <br />a) Development standards. In the Agricultural/Open, Countryside Residential, <br />High Density Residential, Medium Density Residential and Low Density Residential <br />zones, townhouses may be permitted if their design is generated through the <br />Customized Development Standards (See Chapter Five). <br /> <br />Adopted this the 20th day of December, 2004 by the Cabarrus County Board of <br />Commissioners. <br /> <br />Robert M.
