e LEASED SPACE. Historic Cabarrus will lease the room in the Courthouse located on the first floor in the southwest comer of the Courthouse, now known as the Museum Koom. At the County's discretion, other space in the building of equal or greater size may by substituted for the Museum Koom. Historic Cabarrus will also have shared use of a conference room in the Courthouse. Hereafter, the Museum Room and shared use of a conference room shall be collectively referred to as the "Leased Premises". The County will install electrical and telephone connections in the Leased Premises for the use of Historic Cabarrus. TERM OF LEASE. This lease shall commence effective the date hereof and shall continue through the 30th day of June, 2015. LEASE PAYMENTS. In consideration and in recognition of Historic Cabarrus' past and future efforts in the continuing restoration and renovation of the Courthouse, Historic Cabarrus shall pay the County annual rent of $1.00(ONE DOLLAR) for the right to occupy the Leased Premises. Lease payments shall be due and payable the first day of July each year of the Lease tenn. COUNTY RESPONSIBILITIES. Maintenance: The County will maintain the exterior of the Courthouse building and the grounds, which responsibilities will include, without limitation, maintenance and repair of the Courthouse structure, landscaping and lighting of the Courthouse grounds, and maintaining the currently available parking facilities on the Courthouse grounds. All maintenance and repairs shall be performed in a workmanlike manner, sensitive to the historic nature of the building, normal wear and tear. excepted..~In addition the unty agrees to maintain the interior of the Courthouse bmlding m a .. '~ondition as much like its original condition as possible; provided ~owever, that central heating, air conditioning, electrical fixtures and appliances may be utilized in such ways that are as non intrusive as possible on the Courthouse interior and in keeping with the original fixtures. The County may make such additional improvements as shall contribute to the beauty of the Courthouse as close as possible to what is believed to be its original existence. All such improvements shall be done under consultation with Historic Cabarrus and a competent architect according to a general plan of organized historic renovation and restoration. In the event the Leased Premises are used to store and display fragile and sensitive artifacts, the County agreeg to install in the Museum Room of the Leased Premises a special,
