Memo <br /> <br />To: <br /> <br />From: <br /> <br />CC: <br /> <br />Date: <br /> <br />Re: <br /> <br />Board of County Commissioners <br /> <br />Rodger Lentz, Planning Manager <br /> <br />06/04/03 <br /> <br />Zoning Text Amendment <br /> <br />Two months ago Americhem, Inc. applied for a setback variance with the Cabarrus County Planning <br />and Zoning Commission. The purpose for the request was to permit an expansion of their existing <br />plant to accommodate a new production process. Due to the nature of the requested variance and the <br />legal requirements given in the North Carolina General Statutes the Board of Adjustment <br />recommended that we look at other alternatives, besides a variance, to accommodate the request. <br /> <br />Last month planning staff recommended to the Planning and Zoning Commission that we eliminate <br />required side and rear setbacks for industrial zoning districts. Instead, staff felt that the landscape <br />buffers (if required) would control any negative impacts posed by an industrial development. The <br />Planning and Zoning Commission voted unanimously to recommend the proposed change to the <br />Board of County Commissioners. <br /> <br />Attached ~s a resolution for your consideration. Staff recommends the elimination of the required side <br />and rear setbacks in the Limited and General Industrial zoning districts.
