Cornerstone will leverage our extensive knowledge in land use planning and commercial <br />development in the private sector. <br />Cornerstone brings true market knowledge. <br />Cornerstone understands the local area. <br />Cornerstone understands and has experience in commercial, residential, and industrial site <br />location and development. <br /> <br />Jerry Newton, one of the principals of Cornerstone, holds a membership in the International <br />Council of Shopping Centers. His personal contacts and good standing in this organization will <br />allow for direct contact with many of the country's retailers. <br /> <br />Cornerstone will simultaneously market the property to potential major tenants, and seek out <br />financing and investment sources to increase the efficiency and speed at which other tenants <br />may be able to purchase parcels. <br /> <br />Cornerstone will work with local government and quasi-public entities interested in furthering <br />the economic development in the area. In addition, Cornerstone's approach includes the <br />proposal for a master development plan that we will complete. Details on the proposal for <br />this plan are included in the next section. <br /> <br />Our unique approach will "pave the road," in terms of financial possibilities and community <br />acceptance on behalf of potential developers and tenants. This unique method will reduce <br />risk for a potential tenant, which will equate to a higher value for the property not seen in <br />traditional real estate sales. <br /> <br />Cornerstone's approach will include the possibility of our further involvement in the <br />development of the property. <br /> <br /> <br />
