I appreciate very much you <br />giving me the opportunity to assist Cabarrus County in selling some of its real <br />estate holdings. As we discussed, I would like to get some protection by getting <br />the County to sign a listing agreement on the Fairgrounds before I begin my <br />analysis of determining the properties highest and best use. My plan is to first <br />explore all or any of the grocery chain developer's, or personally get in touch <br />with Food Lion, Bi-Lo, etc. to check their interests level. I have recently met <br />with Lowe's Food and just sold the site on Crisco Rd to Harris-Teeter for <br />$175,000 per acre. We may well determine that the County can derive as much <br />or more monies from the sell of the front out parcels, retaining the rear for <br />future County use. Once I have spent a little more than researching the market, <br />and contacting various users and types of users, we can develop a preliminary <br />master plan, or a use plan to help us effectively sell and market the properties at <br />the highest possible price. <br /> My only fee to the County would be a commission of six percent (6%) of <br />the purchase price from any sales, and eight percent (8%) if the sale is with a <br />co-broker. My research, analysis, and development of a use plan are a free part <br />of my service to the County. The County's only expense may be for the actual <br />preliminary use plan I can get a planner to help me with at a reasonable fee. <br /> Please let me know if you need further information. <br /> Attached is a list of some of my recent transactions. <br /> <br /> <br />
