There are about 250.. acres left, that was from <br />1984 to 1997, that is a fairly Slow incremental pace of development <br />He said he thinks you could expect the same type of pace Of this <br />property. 1) the impact from developing this industrially will be - <br />t~elt over a much longer period of time allowing the. road network': <br />around it to respond .and be upgraded to what it needs to be priol~ <br />to this being built out. 2) the number of 55,000 trips a day has been <br />tossed around. That 55,000 .trips a day is based on 55 lots being. <br />developed at 100,000 square feet buildings on every lot Mr-J''~,'~ <br />Rankin said we are talking about _a long period of t~me. He said® <br />the traffic is going to come regardless of how this is developed: it <br />will be developed regardless of whether this is rezoned or not <br />there will be traffic to deal with on Derita and Poplar Tent Road. <br />Mr. Ran_kin said if this is rezoned to industrial, he feels like that <br />impact will occur over a longer period of time because-it will take <br />longer to'build this out industrially, than it would residentially. <br /> <br />Mr. Curtis Beal, a Vice President of First Union National Bank, <br />addressed .the Board stating First Union is serving in a fiduciary <br />capacity. First Union was the executor of the William Van Avery <br />Estate, he is now deceased, and presently they are. serving as <br /> <br /> <br />
