Memo

To:

From:

Date:
Re:

Board of Commissioners

Rodger Lentz, Planning Manager

08/07/02

Proposed amendment to required parking standards

In June, the developers of the Kings Grant Corporate Center requested that the County amend its
parking space standards to permit more flexibility in the number of spaces required. Staff shared the
standards used in the UDO and they felt that the adoption of those standards would meet their needs.

Attached are a copy of the current County requirements and a copy of the proposed standards. The
proposed standards are in use by Harrisburg, Mount Pleasant, Kannapolis, and Concord. Staff
recommends that the County adopt the proposed standards as presented.

Staff also recommends that the following statement be added to Section 10-7, "For uses that may
require parking spaces above the maximum vehicle space standard, justification for such shall be
presented to the Administrator. The Administrator shall review such justification and make a
determination to grant or deny the request. Information to be considered includes, type and size of use,
the number of employees, and impact of potential special events. A denial of a request to exceed the
maximum vehicle spaces may be appealed to the Board of Adjustment."

By unanimous vote, the changes were recommended for approval by the Cabarrus County Planning
and Zoning Board on July 18, 2002.

® Page 1 F-~,~
