Installation shall include all the necessary cable, wire, hardware, etc., including labor for the installation of the system (except the cost of concealing wires, furnishing or installing rigid or flexible conduit or wiremold, or the extra cost attributable to having to have the installation made by a contractor other than the LESSOR's contractor). LESSEE agrees to supply as many grounded A.C. outlets of type specified by LESSOR as shall be required to power the control equipment and amplifiers (including switchboards), in addition to appropriate environmental and physical space requirements. 3. RENTAL CHARGES LESSEE agrees to pay LESSOR for the use of said communications equipment as described in Schedule A the sum of $156,822.24 payable in twenty-four (24) payments of $6,534.26 each, said payments to commence one (1) month after the date of installation, and to be payable on the same day of each month thereafter for the succeeding twenty-three (23) months. 4. OPTIONS At the end of the said twenty-four (24) month term as herein before described, LESSEE shall have the option to renew this lease for an additional twelve (12) month term for $23,968.80 payable monthly in (12) payments of $1,997.40 each commencing on the first day after the primary lease expiration. At the expiration of the second term of twelve (12) months, this lease shall continue on a month-to-month basis for the same rental as said second term, but will be cancelable upon (90) days written notice by either party. 5. USE LESSEE agrees to operate said equipment according to the instructions of LESSOR and shall not alter or permit the alteration of the equipment in any manner. The LESSEE agrees to immediately notify LESSOR of any difficulties in the operation of the equipment. LESSEE may change the location of any telephone station within its rooms at its own risk and without permission of LESSOR. LESSEE shall further bear the costs, if any, of construction changes it desires to accommodate any equipment associated with the system per Schedule A. Any costs related to moves or changes in existing equipment imposed by tariff regulations may also apply. .6. SERVICE AND MAINTENANCE Subject to the provisions of this paragraph and the provisions of Paragraph 10, during the term of this lease, and so long as LESSEE shall not be in default in the performance or observance of any of the covenants or conditions to be performed or observed by LESSEE under this lease, LESSOR will keep the leased equipment in good operating condition, provide for service, labor, repair and replacement parts, and effect upon request all repairs necessitated by normal use, wear and tear, but not the misuse or improper power supply. LESSEE agrees to use due care in handling and operation of the equipment.
