Day, Deputy County Manage <br />Date: March 20, 2001 <br />Re: Old Courthouse <br /> <br />Historic Cabarrus, Inc. has been responsible for managing and maintaining the old <br />courthouse since it completed the initial renovation around 1980. While Historic <br />Cabarrus has raised and spent a considerable amount of money on the building since <br />then, it has become clear that the cost of continuous, proper maintenance is beyond its <br />means. <br /> <br />A recently completed analysis of the building by Griffin Associates Architects revealed a <br />backlog of maintenance and repair items estimated to exceed $60,000 in cost. <br /> <br />Recognizing the importance of properly maintaining one of the most significant historic <br />structures in the county, representatives of the Historic Cabarrus Board of Trustees (of <br />which I am one) discussed renegotiating the building lease with the county manager. <br /> <br />The new lease provides for the county to assume responsibility for all maintenance and <br />repairs of the building and grounds. In recognition of its efforts in restoring the old <br />courthouse, one room would be provided to Historic Cabarms for its use. The remainder <br />of the building would be used to house county offices. The lease term remains <br />unchanged, through 2015. <br /> <br />The conditions of the renegotiated lease have been agreed upon by representatives of <br />Historic Cabarrus and the County Manager. The lease was prepared by the county's legal <br />counsel. It is attached for your review and consideration. Please contact me if you have <br />any questions or concerns. <br /> <br /> <br />
