LEASED SPACE. Historic Cabarrus will lease the room in the Courthouse <br />located on the first floor in the southwest comer of the Courthouse, now <br />known as the Museum Room. At the County's discretion, other space in the <br />building of equal or greater size may by substituted for the Museum Room. <br />Historic Cabarms will also have shared use of a conference room in the <br />Courthouse. Hereafter, the Museum Room and shared use of a conference <br />room shall be collectively referred to as the "Leased Premises"; The <br />County will install electrical and telephone connections in the Leased <br />Premises for the use of Historic Cabarms. <br /> <br />TERM OF LEASE. This lease shall commence effective the date hereof <br />and shall continue through the 30th day of June, 2015. <br /> <br />LEASE PAYMENTS. In consideration and in recognition of Historic <br />Cabarms' past and future efforts in the continuing restoration and <br />renovation of the Courthouse, Historic Cabarrus shall pay the County annual <br />rent of $1.00(ONE DOLLAR) for the right to occupy the Leased Premises. <br />Lease payments shall be due and payable the first day of July each year of <br />the Lease term. <br /> <br />4. COUNTY RESPONSIBILITIES. <br /> <br />Maintenance: The County will maintain the exterior of the <br />Courthouse building and the grounds, which responsibilities will <br />include, without limitation, maintenance and repair of the Courthouse <br />structure, landscaping and lighting of the Courthouse grounds, and <br />maintaining the currently available parking facilities on the <br />Courthouse grounds. All maintenance and repairs shall be performed <br />in a workmanlike manner, sensitive to the historic nature of the <br />building, normal wear and tear excepted. In addition, the County <br />agrees to maintain the interior of the Courthouse building in a <br />condition as much like its original condition as possible; provided <br />however, that central heating, air conditioning, electrical fixtures and <br />appliances may be utilized in such ways that are as non intrusive as <br />possible on the Courthouse interior and in keeping with the original <br />fixtures. The County may make such additional improvements as <br />shall contribute to the beauty of the Courthouse as close as possible to <br />what is believed to be its original existence. All such improvements <br />shall be done under consultation with Historic Cabarms and a <br />competent architect according to a general plan of organized historic <br />renovation and restoration. In the event the Leased Premises are used <br />to store and display fragile and sensitive artifacts, the County agrees to <br />install in the Museum Room of the Leased Premises a special, <br /> <br /> <br />
