PLANNING STAFF REPORT TO
CABARRUS COUNTY
BOARD OF COMMISSIONERS

Code Considerations:

Stall' Usc 0nly:

Tabled:

IU~IIUS COl~l

'TT,_c O~C disffict is ~tended to acco~odate relatively sm~l
sc~e co~cial ~d office development at ~ ~t~sity
complement~ to residential l~d use. ~e disffict should be
located ne~ m~cip~ bomd~ l~es or ~eas of co~ercial
go~ ~d may bord~ genml co~erci~ zones, li~t
~dusffial, or hi~-densi~ residenfi~ mixed use zones. (~ose
statment for ~e LC dis~ct ~om Cabins. Co~ zoning
or ce).

Considerations:

Adjacent parcels contain residential and light commercial uses
including some home-based businesses. Water and sewer
services are currently available to the existing structure. By
remodeling the existing structure and prohibiting outside storage
the house will continue to blend with the adjacent residential
environment.

Conclusion:

The p~titioner has requested a rezoning from MDR to O/LC
(SU). If approved the site would house the office and vehicle
storage garage of a small contracting business. This use would
provide an effective transition between adjacent medium-density
housing and the commercial uses that surround the site.

Recommendation:

Planning staff recommends that petition C01-01 (R) be approved.

Planning Board Action:

On March 15, 2001 the Cabarrus County Planning and Zoning
Commission voted 6-3 to approve the petition. Since this does
not constitute a super-majority of the Planning Board
membership this petition is being forwarded to the County
Commission.

Page 2 o['2
Petition C01-01 (R) --
