March 27, 2001 <br /> <br />Cabarrus County commissioners, <br /> <br />A request for a zoning change at 4080 Flowes Store Road is being sought to allow the <br />relocation ora small contracting company. The area is currently a mixture of residential <br />properties adjacent to small businesses. It is in close proximity to a major highway (601). <br />The convenience of the nearby highway would be suitable to the company and prevent <br />any unnecessary traffic to the surrounding residences. A concern expressed at the public <br />hearing addresses the issue of traffic. This business makes approximately 10-15 trips a <br />day from the office location. This is a service company that goes to the customer and is <br />dispatched by radio to other calls. This business uses vans and pick-up trucks to operate. <br />Deliveries are made to the company approximately 2 to 3 times per week. <br /> <br />Located near the property is a fire department, neighborhood businesses and several <br />small, established commercial operations. The rezoning of this property would fit <br />naturally into the present environment. All requirements requested by the Cabarrus <br />Zoning Ordinance would be followed by the owner. <br /> <br />The existing residence on the property would be remodeled for office space to preserve <br />the residential characteristics of~¢ neighborhood with no outdoor storage. Some of the <br />existing outdoor buildings will be demolished. Another c0ncem expressed by Mr. Brian <br />$oyner at the zoning hearing dealt with his view ofthe company trucks in the back. To <br />be sensitive to his concern, there will be a repositioning of the indoor storage building <br />and parking lot from the original plans. This will prevent visibility of the vehicles from <br />his property. <br /> <br />Another concem was the devaluing of the surrounding property. The building will be a <br />masonary product rather than vinyl or aluminum. A rough draft of the site plan shows <br />the location of the storage building. The building sits behind the line of houses and is <br />200 fk fi'om the Joyner's residence with the required zoning buffer. This should not <br />cause the properties to be devalued. The property would not be used for automobile <br />rental, sales, supplies, landfill, recyclable materials, repair shops, restaurants, self-storage <br />facilities, car wash, mobile home retail sales, motels, hotets or movie theaters.
