Planning and Zoning Commission Minutes <br />March 15, 2001 <br /> <br />DRAFT <br /> <br />Page 8 <br /> <br />The Chair swore in Michael Downs, Zoning Administrator. <br /> <br />Mr. Downs addressed the Board stating there is Allen Fire <br />Department, next to the fire department, there is second hand <br />store retail sales, an old convenient store, a operating repair <br />garage, back down Flowe Store Road there is a lawn mower repair <br />shop and Ed's Wrecker Service. He said there is businesses all <br />along Flowe Store Road. <br /> <br />The Chair asked if anyone would like to amend the motion. <br /> <br />Mr. Hill said he would like to amend the present motion, should the <br />Board pass this, to restrict this to this business and only this <br />business. <br /> <br />Mr. Lentz said you could do that but, the applicant is going to have <br />to agree to that condition. <br /> <br />Mr. Richard Koch, Attorney for the Planning and Commission, said <br />he does not see that there is anything wrong with doing that. He <br />said what the Board is doing is basically taking a list of 25 to 30 <br />uses and reducing it to one, which he think is somewhat unusual <br />for this type of rezoning. He said what Rodger said is correct, the <br />applicant would have to agree to it. <br /> <br />Mr. Drye asked if he had to amend his motion. <br /> <br />The Chair said yes, he would have to amend his motion. <br /> <br />Mr. Drye said he would not consider amending his motion. <br /> <br />Mr. Dwiggins said the thing that strikes his about Mr. Hill <br />suggestion is that there is a lot of conditional uses, PBS uses and <br />just normal uses that would be allowed on a parcel of land that is <br />1.47 acres. He said he thinks the size of the parcel is self-limiting. <br /> <br />Mr. Hill said he is more concerned with the COngestion in the area <br />and the compatibility. <br /> <br />Mr. Drye said his motion stands. <br /> <br /> <br />
