Water is currently <br />available to the existing structure. Existing structure served by <br />septic system. By remodeling': the existing structure and <br />prohibiting outside storage the house will continue to blend with <br />the adjacent residential environment. <br /> <br />The petitioner has requested a rezoning from MDR to O/LC <br />(SU). If approved the site would house the office and vehicle <br />Storage garage of a small contracting business. This use would <br />provide an effective transition between adjacent medium-density <br />housing and the commercial uses that surround the site. <br /> <br />Recommendation: <br /> <br />Planning staff recommends that petition C01-01 (R) be approved. <br />This approval is based on the followingo as agreed to by the <br />petitioner: <br /> <br />1. Approval subject to the list of permitted uses; <br />2. All non-residential projects meet the following conditions: <br /> <br />The petitioner adhere to conditions as'outlined in his <br />project narrative dated March 27, 2001; <br />Petitioner'increase required width of landscape buffer <br />along Mr. Brian Joyner's property from 30' to 40'; and <br />Petitioner increase required width of landscaped street <br />yard from 10' to 20'. <br /> <br />Planning Board Action: <br /> <br />On March 15, 2001 the Cabarrus County Planning and Zoning <br />Commission voted 6-3 to approve the petition.
