The <br />minimum lot size is 10,000 sq feet under traditional development standards. <br />Under customized standards the maximum density is 4.5 units to the acre. <br /> <br />Development standards for the customized development option are: <br /> <br />· 30' front setback on 50% of lots, flexible for the remainder <br />· Flexible side yard setbacks <br />· Flexible rear yard setbacks <br />· Lot width is flexible <br />· Maximum impervious surface- 40% <br />· Maximum structural coverage- 30% <br /> <br />A minimum of 30% open space is required for this development. The <br />applicants are providing 25.6 acres or 31% as open space. <br /> <br />Fire Inspection- Greg Walters: Would like a second access to the 30 <br />townhome units on the northeast side of the project (plat was redesigned to <br />address this issue). Cul-de-sac radius is insufficient (current design meets <br />NCDOT standards). <br /> <br />Schools - Planning Staff: A subdivision inventory and school seat inventory <br />are attached. The inventories show a deficiency in available school seats when <br />accounting for development approved but not yet built and the new school <br />seats that will be available for the 2002-2003 school year. <br /> <br />NCDOT- Joe Wilson: /'qCDOT: will require left turn lanes to serve the <br />subdivision. <br /> <br />Town of Harrisburg - Doug Huneycutt: Water and sewer service can be <br />provided. Letter is attached. <br /> <br />Staff finds that the proposed subdivision meets all the development standards <br />of the County's Subdivision Ordinance. <br /> <br />The proposed development does not meet the Adequate Public Facility <br />Standards in the County's Subdivision Regulations. <br /> <br />Staff recommends approval of the LPT Investments, LLC <br />subdivision. It is recommended that the Board of County Commissioners <br />grant approval of the subdivision with the following conditions: <br /> <br />That the developer enters into a consent agreement with the County to <br />meet the Adequate Public Facilities Ordinance requirements for school <br />facilities.
