The minimum lot size is 10,000 sq feet under <br />traditional development. Under customized standards the <br />maximum density is 4.5 un/ts to the acre. <br /> <br />Development standards for the customized development <br />option are: <br /> <br />· 30' front setback on 50% of lots, flexible for the <br /> remainder <br />· Flexible side yard setbac~ <br />· Flexible rear yard setbacks <br /> Lot width is flexible <br />· Maximum impervious surface- 40% <br />· Maximum structural coverage- 30% <br /> <br />A minimum of 30% open space is required for this <br />development. The applicants are providing 162.68 acres or <br />40% <br /> <br />Adequate Public Facilities: <br /> <br />Soil Conservation- Dennis Testerman: No comments <br /> <br />Greg Walters - Fire Marshall: see attached letter. <br /> <br />Planning staff comments regarding schools: based on the <br />school seat and subdivision inventories adequate school space <br />is not available to serve the proposed subdivision. <br /> <br />NCDOT- Joe Wilson: Has only performed a preliminary <br />review. Some of the longer cul-de-sacs may be requ/red to be <br />50' ROW's. <br /> <br />E911 Coordinator- Janet Slack: All proposed street names <br />must be approved by Planning Department. <br /> <br />Water/Sewer: Both can be provided to this site either through <br />CIvlUD or the City of Concord. See attached letter from <br />WSACC regarding sewer. <br /> <br /> <br />
