The district should be <br />located near municipal boundary lines or areas of commercial <br />growth and may border general commercial zones, light <br />industrial, or high-density residential mixed use zones. (Purpose <br />statement for the LC district from Cabarms County zoning <br />ordinance). <br /> <br />Adjacent parcels contain residential and light commercial uses. <br />The availability of public sewer allows for mixed-use <br />development including office, commercial, and residential. This <br />area is within the commercial/office node near the intersection of <br />Highways 601 and 24/27 as shown in the Midland Area Plan. <br /> <br />The petitioner has requested a rezoning from LDR and LC to <br />LC (SU). If approved the site would include multi-family <br />housing, as well as various office and commercial uses. (See <br />exhibit # 3 and # 4). These uses would provide an effective <br />transition between existing medium and low-density housing and <br />the commercial uses proposed under the Midland Area Plan. <br /> <br />Planning staff recommends that petition C00-06 (R) be <br />APPROVED. <br /> <br />On May 18, 2000 the Planning Board voted 5-4 to <br />RECOMMEND APPROVAL of this petition.
