He also requests that water mains bo <br />increased in size or that the system be looped. Fire would also <br />like the cul de sac radii increased to 40 ff. <br /> <br />Erosion Control- Thomas Smith: Owner has contacted the <br />Development Services office. An erosion and sedimentation <br />control plan must be submitted to this office for review and <br />approval prior to any land disturbing activities. <br /> <br />Cabarrus County Schools- Leonard Campbell: Adequate <br />space with the exception of the middle school. Room will be <br />provided for new students as of Fall of 2002, due to new <br />construction. Schools are recommending a delay in approval. <br /> <br />NCDOT- joe Wi]son: NCDOT will require two left turn <br />lanes to serve the subdivision and Patterson Rd. The lanes <br />should have 270' approach and departure tapers, 90' bay <br />tapers and 150' full storage. NCDOT has declared a 2nd <br />entrance ~o the subdivision not to be feasible. They suggest <br />improvements to Ridge or Sari.it for another connection. <br /> <br />Cabarrus County Development Services- Mike Downs: No <br />comments. <br /> <br />The staff finds that the proposed subdivision meets all the <br />subdivision regulations with the exception of Adequate Public <br />Facilities. The schools system is requesting a delay in <br />approval to allow for middle school space to be created. <br /> <br />It is recommended that the approval of the subdivision be <br />conditional and delayed. The conditions should include that <br />the developer obtain water and sewer service fi.om the City of <br />Kannapolis and get the necessary approvals fi.om Kannapolis <br />on the entrance area of the subdivision which is located in <br />Kannapolis city limits. The approval should be delayed to <br />allow for school space to develop, unless the developer wished <br />to make a contribution to school adequacy. The conditions <br />should include a revised plat with the following information: <br /> <br />1. Make street name changes for E911 purposes <br /> <br /> <br />
